Figures for the Life expectancy of over 300 common building components - substructure, superstructure, finishes, fittings and furnishings, and external works

The figures are based on the experience of building surveyors. Information is also given on the factors that affect the deterioration or failure of the components.

Life Cycle Cost of Buildings
This new feature combines the information from the BCIS annual Reviews of Maintenance and Occupancy Costs with the data from the bi-annual occupancy cost plans. It will allow the user to compare the running costs of different building types.

The user has the added option of selecting the life cycle cost, which will import BCIS building price data and combine this with the operational costs. The period of the cost comparison can be anything from one to 60 years, and a typical spend profile will be produced showing the estimated expenditure for each year of the selected period.

Costs will be shown separately for redecoration, fabric maintenance, services maintenance, cleaning, utilities, and administrative costs. The costs can all be rebased for time and adjusted for location

Indices
Information on current and forecast trends in maintenance and occupancy costs.

Maintenance price indices monitor the movement of contractors' pricing on actual contracts giving a unique picture of the market.   Price indices monitor market trends in the following sectors:

Previous reports have focused on offices, industrial buildings, hospitals, and schools. Each report takes two buildings to compare the costs and provides a benchmark comparison. As well as the costs, the reports also include maintenance schedules for each of the buildings.
